項目概況:

       茶人小鎮是武夷山最大的文旅項目,創客中心為其一期。創客中心總用地面積約13公頃,用地性質為工業用地。武夷山是武夷巖茶的主產地。目前巖茶的生產企業中有大量鄉村地區家庭作坊式的小微企業。創客中心旨在打造一個小型但現代化的茶產業聚集群,吸引茶生產、設計、包裝、策劃、網絡銷售、物流及衍生產業入住,發揮集聚效應并降低企業服務成本。因此,這個工業用地上的項目不僅具備工業生產屬性,也要同時兼顧中小企業的展示、銷售、辦公等功能需求,還要打造類似文旅項目的生動靈活的空間形態。在設計中,我們采取了以下策略:
        - 所有的茶工廠產品均為垂直切割,即當地目標客戶群認可的“占天占地”的方式。依據不同戶型的面積產生幾種戶型模塊。各個模塊的面寬、進深和層數均有所不同。每棟建筑物采用類似聯排別墅的組織方式,由幾個模塊相互拼接而成,構成建筑物高度錯落和豐富多變的外觀。
        - 功能組織上采用水平分層的方式:首層主要用于茶葉生產,6米層高,與道路系統聯系緊密,滿足茶葉生產季節的密集物流需求;二層主要用于展示和銷售,用連廊聯系地塊內所有工廠產品形成抬高的步行街,方便游人和茶葉商品鑒挑選;三層及以上增設內院天井以減小建筑物進深,滿足辦公、茶葉人工篩選和精細加工等對于采光和通風的要求。
        - 總圖布置中,所有的茶工廠產品都有一側緊鄰道路方便物流運輸,另一側為景觀內院,原則上為人行交通,與同一側的二層連廊共同構成生動豐富的內院空間。

通過此種方式,我們在限高24米(局部40米)、容積率1.5、建筑密度35-45%的規劃條件下,創造性地構思出這一款文旅小鎮模樣的工業建筑產品,成功地整合了甲方和政府的訴求。


Charen Little Town is the largest cultural tourism project in Wuyi Mountains, and the Tourist Center is its first phase. The total land area of Chuangke Center is about 13 hectares, and the nature of the land is industrial land. Wuyi Mountain is the main producing area of Wuyi rock tea. At present, there are a large number of small and micro enterprises in the production of rock tea in rural areas. Creator Center aims to create a small but modern tea industry cluster, attract tea production, design, packaging, planning, network sales, logistics and derivatives industry to occupy, play the agglomeration effect and reduce enterprise service costs. Therefore, the project on industrial land not only has the attribute of industrial production, but also takes into account the display, sales, office and other functions of small and medium-sized enterprises, and also creates a vivid and flexible space form similar to cultural tourism projects.

In the design, we adopt the following strategies:
  - All tea factory products are vertically cut, that is, the local target customer group recognized the "land-occupying" way. Several types of household modules are produced according to the area of different households. The width, depth and number of layers of each module are different. Each building is organized in a similar way as a multi-row villa, which consists of several modules joined together to form a highly scattered and varied appearance of the building.
  - The first floor is mainly used for tea production, 6 meters high, closely linked with the road system to meet the demand of the tea production season's intensive logistics; the second floor is mainly used for display and sales, linking all factory products in the plot with corridors to form Elevated pedestrian streets, which is convenient for visitors and tea. Commodity screening and selection; three or more courtyard patio to reduce building depth, to meet office, tea manual screening and fine processing requirements for lighting and ventilation.
  - In the general layout, all tea factory products are conveniently transported along one side of the road, while the other side is the landscape inner courtyard. In principle, it is pedestrian traffic, which together with the two-storey corridor on the same side constitutes a vivid and rich inner courtyard space.

In this way, we creatively conceived the industrial building product of Wenlu Town under the planning conditions of 24 meters (local 40 meters), 1.5 volume ratio and 35-45% building density, and successfully integrated the demands of Party A and the government.
